Coastal corrosion zones: what salt air changes on a Northland build
NZS 3604 divides the country into corrosion zones B, C and D according to exposure to wind-driven salt. Much of coastal Northland sits in the higher zones, and the boundary is closer than people expect:
- Zone D — the sea spray zone. Land within 500 m of the sea, within 100 m of tidal estuaries and sheltered inlets, and all offshore islands.
- Fixings change in zone D. Structural fixings must be type 304 stainless steel, where zones B and C allow hot-dip galvanised in some situations.
- Durability requirements step up. Cladding fixings must achieve at least 15-year durability, and where the cladding also acts as bracing, 50-year durability — which means stainless or silicon bronze.
For a character home this is mostly a specification question rather than a design one: the verandah, the weatherboards and the joinery all still work at the coast, they simply need to be specified for the zone. Getting that right at the drawing stage is far cheaper than discovering rusting fixings in year seven.
